改革开放以来，随着经济体制改革的逐步深化，我国土地使用制度改革和城镇住房建设及分配制度改革取得了突破性进展，房地产价格工作也取得了重大进展。
After reform and opening-up policy and with the gradual deepening of economic system reform, a break-through development has been made in the reforms of the land using system and urban house construction and distribution. Also a major development has been made in the house price.
但是房地产市场体制还不完善，还存在许多问题，其中，房地产价格问题成为人们关注的热门话题之一。
But, there're still imperfection in the real estate market system with many problems existing, among which the price is keeping hot among people.
本文在房地产价格的特征和影响房地产价格的因素的研究基础之上，对滨海新区房地产价格进行分析，并对其中存在的问题提出相应的意见和建议。
